Introduction
At ‘Ty Menyn Holiday Cottage’ the owners are working hard to ensure ALL visitors of all ages and abilities, experience an enjoyable, comfortable stay. The Cottage is self contained, located behind ‘Brynmorfa’, the proprietor’s family house. It is self catering with many modern conveniences.

Arrival & Car Parking Facilities
‘Ty menyn’ has off street parking facilities for 2 cars, one of which is always allocated for visitors with a disability. Enter the property by the drive at the side of ‘Brynmorfa’ (the proprietor’s property), heading towards the rear of the property is a Car Port. The approach is tarmaced and gradually sloped; the parking area is a flat concrete area. This is approx 20 feet walking distance to 'Ty Menyn's front door, the approach is a flat tarmaced area with no raised areas. Assistance can be offered from the parking area to the front door on request. At the front door of Ty Menyn there is a step into the property, a ramp is available on request for wheelchair or easy access into the property. Normally visitors would be met and greeted by the proprietors. Additional keys can be provided upon request. The exterior grounds are well lit with sensor lighting that will come on automatically, consisting of 3 small lights along the drive, and 3 large lanterns leading the way up the entrance of the Ty Menyn.

Main Entrance
There is one main entrance into ‘Ty’Menyn’. It is well lit with an external light fitting. There is one step up into the property, a temporary ramp can be fitted on request.

Floors/ Doors
The property has flush floors, there are no steps on the ground or first floors. The entrance, cloakroom and kitchen/diner have ceramic tiles and the remainder of the ground floor has hardwood oak flooring. There is an oak staircase with two ½ turn landings and handrail leading up to the first floor. The first floor has hardwood oak flooring on the landing and 2 bedrooms and the 2 en suites have ceramic tiled floors. Each room has hard wood doors, with 800mm wide openings.

Interior Lighting
There is a lot of natural light in the property. The kitchen has spotlights above worktop areas and/or a main light in the dining area. There are main ceiling lights throughout the property for brighter lighting and lamps in the lounge and bedrooms for more dim lighting. There are also lights above the mirrors in the 3 en suites.

Disabled WC
On the ground floor there is a Disabled WC fitted in the en suite wet room, also fitted with grab rails and small low wash hand basin.

Lounge
Situated on the ground floor with a large corner sofa, sufficient to accommodate six people.

Bedrooms
The accommodation sleeps 6 + Cot and has 1 Double and 1 twin/double rooms with en suites on the first floor and one double bedroom with an en suite wet room on the ground floor. All rooms are well furnished and laid out to provide maximum space for visitors.

Security, Fire Exits
• 3 Electronic fire alarms fitted, located in kitchen, lounge and first floor landing
• A carbon monoxide alarm is fitted, located in the ground floor cloakroom.
• Fire exits on the ground floor are located via the lounge window marked 'EXIT' and also the ground floor bedroom window marked 'EXIT'. First floor has 2 fire exits one in each bedroom on the roof windows marked EXIT.

Grounds and Gardens
The grounds are entirely tarmaced and flat. From the drive up to the back court yard area and entrance, the ground level raises gradually. It is sloped up to the courtyard area garden which is a large flat square area with Mediterranean style raised beds. There are two seating areas (arbors) situated in the garden for resting. There are no hazards or water features. The visitors grounds do not have any areas where there are steps or ramps to negotiate, However there are two sets of steps and one ½ turn landing, for access into the propriotor’s private property, should access be required assistance can be given.

Only guide dogs allowed.
Dog bowl and basket available by prior arrangement.

Laundry
There is a washing machine located in the cloakroom, and a dryer outside in the carport.

Restaurants, Dining, Bars, Take Away & Cafes.
Llandeilo Town has many places to dine, served by Public Houses with restaurants and various Café’s and Take-Away’s.

Leisure Facilities
Llandeilo does not have a Leisure, the nearest is Ammanford, then Llandovery or Carmarthen. ‘Ty Menyn’ provides information regarding local activities and attractions available. Llandeilo Tourist information centre is situated in the shop in the main Llandeilo Car Park off Crescent Road, open 9.00am-1pm 1.30pm-4.30pm.
